Deer Lake Cabins Ranch Resort is an exclusive property where every guest reservation is both important and special to us.
All guests are required to register each member of their party with Deer Lake Cabins Ranch Resort prior to or upon arrival. Any guests on the Ranch who have not registered will be here under the complete liability of the responsible renter of the cabin. A minimum of a $50 penalty will be charged to the responsible renters balance for each unregistered guest.
Please note that all deposits made toward your Cabin reservations are non-refundable and non-transferable with less than 45 (forty-five) days notice, prior to your arrival date.
If you cancel your reservation with less than fourteen(14) days notice, shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation. If we can re-book your room(s), a full or partial refund will be made.
Rates/policies are subject to change and vary during high impact periods and special requests. A 30 day cancellation notice is required during some holidays and special events.
Deer lake Cabins maintains a thirty (30) day cancellation policy for multiple cabin reservations. Reservations must be cancelled no less than 30 days prior to arrival date to avoid a cancellation/no show charge.
When 3 or more cabins are rented under one name, payment for the balance of those Cabins must be made at least 14 (fourteen) days prior to arrival. For reservations of more than 3 cabins cancelled with less than 35 (thirty five) days notice you will be responsible for the full balance of that reservation. For cancellations with less than 60 (sixty) days advance notice you will be responsible for the deposit (35%) on the balance of that reservation.
Payment must be made by cash, American Express, MasterCard, Discover or VISA. Personal checks will be accepted if received at least 14 days prior to arrival date. All cabins are subject to a 13% occupancy tax by regulation of the state of Texas and a 7.5% industry standard resort fee.
Pet fees are non-refundable cleaning fees.
All cabins are furnished with bed and bath linens, cutlery, dish towels, paper supplies, cooking and eating utensils, microwave oven, coffee maker and charcoal grill. Smoking is not permitted inside any of the cabins. There is a $300 fine for any smoking in the cabins.
Check-in: 3:00 PM- 5:00 PM. If arriving outside of office hours (9 am-5 pm), please call to make arrangements and we will give you all of your information needed for after hours check-in to your cabin. If you arrive after 5 PM and have not made prior arrangements for after hours check-in or need additional help navigating the location of your cabin, please call Kendra Daugherty at 903-960-0221. (Please note: The cabin balance must be paid in full prior to the issuance of your cabin access code.)
Check-out: 11:00 AM. Please Check out with Main Office and pay any tabs or outstanding balances associated with your visit.
We charge a $100 late checkout fee for anyone who checks out after 11:00 AM.
Check-out procedure for Cabins:
- Clean and put away all dishes.
- Remove all trash from the cabin and place in outdoor garbage's.
- Leave Cabin doors locked
- Stop by office and check out.
Notice: A Deer Lake Cabins staff will perform a walk through of your cabin after you leave and take note of any missing or broken items. Without notice, a charge will be made to the main credit card on file to cover the cost of replacing anything that has been broken or missing.
You may also be charged a cleaning fee at a minimum of $50 without notice for leaving your cabin excessively dirty.
Over Occupancy Policy
Each Cabin has an occupancy limit as displayed on cabin descriptions on our website at www.deerlakecabins.com. We follow strictly our occupancy limits. We have a $20 fee per person per night for the first two persons exceeding the occupancy limit. We charge a $50 fee per person per night for any additional occupants greater than two persons.
Absolutely No Smoking Inside; however designated outdoor smoking areas are available.
Pets are welcome for a $35/pet per night fee for each visit. Each Cabin is limited to 2 pets per visit. There is an additional $50/night per pet penalty for more than two pets in your cabin. Pets must be kept on a leash at all times when outside.
Guests & Visitors – All guests are required to register in the Main Office upon arrival. Additional Day Visitors are welcome and must register with the staff upon arrival.
Hiking Trails – In an effort to keep the ranch in its most natural state, there are very few signs. If you plan to take an extensive hike or ride through the wooded area, please give yourself ample time to return before dark. Should you get lost, you will always be on the ranch as long as you do not cross through the pipe fence. Please help us maintain the beauty of Double S Ranch, if you pack it in, please pack it out and use the trash receptacles located through out the property. We also offer mountain bikes for guests to use. Bikes are located at the office and are free of charge.
Pets – We gladly allow household pets to visit the ranch. There is a fee required per pet, per stay. All pets must remain in the owners control at all times. Please keep pets away from the playgrounds and other play areas. Please clean up after your pet. The owner is responsible for any damage caused by their pet(s).
Stables – We are excited to offer horseback riding at $45.00/hour. Guests are welcome to visit the stables, however, we ask that young people be accompanied by an adult at all times.
Wildlife – When you are enjoying the beauty of the wooded areas and lakes, please keep in mind that you are walking, hiking, or driving through the home of many species of wildlife and vegetation. Most wildlife is afraid of humans unless they are challenged.
Vegetation - If you are not familiar with the various plants, shrubs and trees please use caution and we recommend that you do not touch anything that you are not familiar with. Please do not eat anything you find growing on the ranch.
Campfires – Campfires are not permitted except in designated locations. There are two conveniently located community fire pits for guests to enjoy a campfire. Please ask about existing burn bans prior to usage of the campfire sites. Also please, use caution in the size of the fire in order to continue to protect the wooded area around you. Cutting or gathering of firewood is strictly prohibited.
Fishing- Fishing is allowed on Deer Lake, Dream Lake, Honeymoon Hill Pond and Tiffany’s Hop Frog Pond.
Please help us manage our resources by observing these guidelines. Large mouth Bass caught on Dream Lake must be released. Any Large-mouth Bass over 14 inches caught at Deer Lake must be released. If you intend to consume fish from any of our lakes or ponds, please limit your consumption to what your family can eat while at the ranch. Please do not take any fish home.
Gift Shop - The Gift Shop is located in the office. We offer a variety of goodies including snacks, toys for the kids, fishing bait, t-shirts, hats and much more.
Emergencies – THE CABINS DO NOT HAVE PHONE SERVICE. Your cell phone may or may not work here on the ranch. You may leave the office number with family members. If you have trouble receiving a signal on your phone, there is a pay phone available at Vineyard's Grocery Store on highway 115.
